Tralee Centrepoint
As many of you (at least the readers who are living here or have recently visited Tralee) will have noticed the new “Centrepoint” office development has finished completion. This makes a good topic for the first real post in this blog because the ”Centrepoint” is really a landmark building for the northern part of the town.
First announced in early 2002 as a 25 million Euro investment boasting 100,000 square feet of office space, four retail units, penthouse apartments and 350 parking lots more details of the project are now available.
According to The Irish Times the retail spaces are for rent at a monthly rate of €377 per square meter whereas the office accomodation will cost €215 per square meter. The penthouse apartments are for sale for €700,000 each.
I think the market will show whether all the money has been well invested or not. As far as I can say the building looks quite impressive and much better than the two other big blocks at the junction of Edward Street and John Joe Sheehy Road / Northern Circular Road. Its facade features much more glass and much less concrete. On the other hand, the space (particularly the retail area) seems to be a bit expensive, and given the fact that there are a number of other big developments in the town like for instance the Manor West Shopping Centre, the Galeria or the also brand new Abbey Inn it remains to be seen whether the Centrepoint will be fully let anytime soon.

That building is DISGUSTING you can see it from all over, it is much too high and is very desolate.

This is going to be another empty building in the town, and who in tralee has 700,000 euros and if they did then wouldnt they leave tralee?

This was the last sentence of my blog post in October 2007. Now, with 2009 almost over, we all know a lot more and we especially learned a thing or two about the irish property market. So I answer that cited question today with an extract from this weeks Kerryman (http://www.kerryman.ie/news/lee-strand-wipes-euro15m-off-property-portfolio-1968385.html).
They write:
“The most significant exposure, cited specifically in the auditors report, is the coop’s Centrepoint building on Tralee’s John Joe Sheehy Road. Centrepoint was completed in 2007 at a cost of €25 million. However, the entire 150,000 square foot complex remains unoccupied almost three years on.”
So finally it was not such a good investment after all.
